THE SINGAPORE MARKET

As a major player in the Singapore property market, GuocoLand has built up an enviable portfolio of preeminent developments in the prime districts of Singapore. Examples include Sophia Residence in the prime Mount Sophia area, Goodwood Residence at the Orchard-Scotts area, and Leedon Residence next to the exclusive Leedon Park Good Class Bungalow area. As well as the upcoming Midtown Modern in the Bugis area. In fact, Midtown Modern will also be a mixed development located right beside and directly connected to Bugis MRT station.

GuocoLand is known for eco-friendly projects. For its commitment towards environmental sustainability, it has won the BCA (Building and Construction Authority) Green Mark Awards for projects such as Leedon Residence, Sophia Residence, Elliot at East Coast, The Waterline, Goodwood Residence, and The Quartz.

Similar upcoming projects include Lentor Mansion, Lentor Hills Residences, and Lentor Modern, all in the new Lentor Hills estate. GuocoLand is very much invested in this brand new enclave, having grabbed the lion’s share of URA’s land tenders here. While the Lentor Mansion floor plans are not finalised yet as of end 2023, those for the other two are available, as they have been on the market for a while.

What the plans for the latter two, Lentor Hills Residences and Lentor Modern, have shown, is an emphasis on “greenness”, in a park-like setting. The Lentor Mansion floor plans are likely to follow suit.

In November 2010, GuocoLand acquired a 1.5 hectare site at the Tanjong Pagar MRT station within the Central Business District (“CBD”) at a price of S$1.71 billion. GuocoLand’s proposed eco-friendly mixed use development on this land parcel, comprising Guoco Tower and TP180, will be a landmark project.

With a height of 290 metres, this project will likely be the tallest building in the area, commanding panoramic views of the city skyline and Marina Bay. In fact, the Tanjong Pagar precinct has been earmarked for redevelopment into the next waterfront city.
